The most useful question is not simply how long a UAE visa lasts.
What can I actually do with this status?
A five-year tourist visa, a Dubai property-linked residence permit and a Golden Residence may all appear attractive, but they serve different purposes.
What does the UAE five-year tourist visa really provide?
The Federal Authority for Identity, Citizenship, Customs and Port Security, usually called ICP, lists an official five-year multiple-entry tourist visa.
It allows repeated entry into the UAE. The ICP service page describes stays of up to 90 days, with a possible equivalent extension, subject to a maximum total stay of 180 days in one year.
This is still visitor status. It is not the same as living in the UAE as a resident.
It does not normally provide:
- A residence permit
- Family sponsorship
- Permission to work in the UAE
- The wider rights and services associated with resident status
The UAE government states that working under a tourist or visit visa is prohibited.
Is the five-year visa easy to obtain?
It may be manageable for an applicant who meets the requirements, but it is not automatic. The current ICP service page lists requirements such as:
- Passport valid for at least six months
- UAE health insurance
- Bank evidence showing at least USD 4,000 during the previous six months
- Return ticket
- Proof of accommodation or residence
- A financial guarantee
The listed government charges total approximately AED 3,720, including a AED 3,000 financial guarantee. The guarantee may be refundable if the visa is cancelled correctly and no violations have occurred. Insurance and any authorised service-provider charges may be additional.
The first entry must also take place within 60 days of the visa being issued.
Can a Dubai property owner obtain residence below AED 1 million?
The current Dubai Land Department position is important.
Its Investor Residence Application, known as Taskeen, is linked to property ownership within Dubai. The service page currently states that an individual property owner may apply regardless of the property value. For joint ownership, each co-owner's share must be at least AED 400,000.
The listed route provides:
- A two-year residence permit
- A property-linked application
- Possible sponsorship of a spouse and children
- Medical examination and ownership-document requirements
- An applicant fee currently listed at AED 10,212.50
This is a Dubai-specific route. It should not be treated as a general rule for every emirate. "Regardless of property value" also does not mean that every property automatically qualifies. The title deed, ownership structure, property status and other documents still matter.
Is the two-year route the Golden Residence?
No. They are separate routes.
The Golden Residence is a longer-term federal residence programme. The current ICP guide states that real estate investors require property valued at AED 2 million or more.
However, the official pages do not currently present the duration in exactly the same way:
- The federal ICP guide lists five years for real estate investors
- The official GDRFA Dubai investor service page lists a ten-year residence permit
This difference is significant. It shows why applicants should confirm the exact category and authority handling the application rather than relying on a property agent's summary. The AED 2 million threshold should also not be confused with the Dubai two-year property residence route.
Can you open a UAE bank account without residence?
In some cases, yes.
A 2026 initiative involving the UAE Central Bank, ICP and ADCB introduced digital banking access through the Tourist Identity system. ADCB's Instant Tourist Account is available to eligible visitors who are physically present in the UAE with a valid tourist or visit visa.
However, it is not the same as ordinary resident banking. Important limitations include:
- The account is designed for visitors
- It is available in AED only
- It is subject to the visit period or a maximum tenure
- It cannot be converted into a resident account
- It must be closed if the customer later obtains UAE residence
Other banks may consider non-resident accounts, but their documents, minimum balances and approval decisions differ. A residence visa and Emirates ID generally provide broader banking access, but even residence does not guarantee approval by every bank.
Which route may suit you?
| What you need | Route to examine |
|---|---|
| Repeated visits and short stays | Five-year tourist visa |
| A residence base in Dubai linked to property ownership | Dubai two-year property residence |
| Long-term property-linked residence | Golden Residence, subject to AED 2 million eligibility and the applicable category |
| Limited banking during a visit | Bank-specific tourist or non-resident account |
The best route depends on what you need to do in the UAE. If you mainly want to visit, explore opportunities or spend part of the year there, the five-year tourist visa may be enough.
If you need resident status, family sponsorship, local administration or a more stable base, property-linked residence may be more relevant. If you are considering a property investment of AED 2 million or more, the Golden Residence may deserve separate analysis. Its duration and conditions should be confirmed with the relevant authority before any purchase or application.
The real decision is not about choosing the longest visa. It is about matching the status to the life, work, banking and family arrangements you actually need.
